A modern secluded 4 bedroom detached home on half an acre of land consisting of Lounge (23' x 16'), Dining Room (15' x 13'), Kitchen & Breakfast Room (19' x 15'), Study (11' x 8'), downstairs cloakroom. Upstairs: Bedroom 1 (15' x 13') with en-suite, Bedroom 2 (15' x 12'), Bedroom 3 (15' x 11'), Bedroom 4 (15' x 11') and Family Bathroom. Double glazed, centrally heated and carpeted throughout our home is well kept and well presented and much loved. Outside the garden has a private drive with parking for 6 cars at the front, a large secluded mature rear garden with lawn, caged fruit garden, decked area with 6 seater Hot Tub and three patio areas including a sunken patio with water feature. The master bedroom and one other bedroom have double beds and the other 2 rooms each have 2 single beds in. We have a cat, but it will be put into a cattery whilst we are away, we only mention it in case anyone is severely allergic to cats. There are also 2 rabbits in hutches in the garden. Unfortunately we cannot exchange with anyone that has dogs in the house because Ian is severely allergic to dogs. He is also allergic to horses but we assume nobody we exchange with will have kept horses in the house!

We are a couple (Ian & Sheila) that have been married for 16 years and have 2 children, Glenn (14) and Laura (13) who are both house broken, tidy and respectful! - (We are not surprised - honest!) We own a Children's Day Nursery and Holiday club based in the village only 100 yards from the house, ( Sheila also works as a Counsellor, a Chairman of a Foster and Adoption Agency and as a Magistrate in the local Courts. We are all into skiing holidays and try to go away every year in February for 2 weeks. Ian is a keen diver and so will go anywhere that has warm clear waters, and working in Dubai means that we all love Dubai and would love to go back, but not in July or August! We can do a non simultaneous exchange if we can go skiing in February and people would like to come to England in July or August because we go away in our caravan then. Ian's parents live in Bourton on the Water in the Cotswolds and as we sometimes go away on holidays together, especially if it is a skiing holiday. Exchangers may well be able to have a two centred holiday here and in the Cotswolds. If you come during the summer holidays and you have children under the age of 13 we run a holiday club in the village to keep them busy and amused if you want to have a day out shopping or sightseeing on your own, or the kids just want a break from you! Smisby is a quiet rural village on the outskirts of Ashby de la Zouch, right on the border of Derbyshire and Leicestershire. It is a conservation are with many listed buildings. Mentioned in the Domesday Book it is a typical English rural village with a pub, that serves real ales and "pub grub", a telephone box, a postbox and a collection of picture postcard houses! ( Situated in the heart of the National Forest Smisby is 10 miles from Derby, 20 miles from Leicester, 25 miles from Nottingham, 35 miles from Birmingham and 30 miles from both the Potteries, Warwick Castle and The Derbyshire Dales (some of the nicest walking countryside in Britain). Main Motorway routes all around include the M42, M1 and M6 giving easy access to places further afield. London is only 2 hours drive away. Closer to home there are many Civil war battle sites, The Grand Union Canal, Castle Donnington Car Race track, The National Space Centre, Conkers Adventure Park as well as many good golf courses including the world famous "Belfry" where the Brabazon course has humbled some of the worlds golfing greats. East Midlands airport is only 10 minutes away and Birmingham International Airport is only 30 minutes away. Glenn is into Golf himself so we can provide you with details on all the courses locally. Laura is mad keen on horses and goes riding at stables half a mile from the house every week.
